Hotel water leak detection services
Six parts of a hotel that leak in their own way, and how each one is investigated. Every survey is non-invasive first; pipework, drainage and pool leaks can also be quoted for repair.
Hotel bathroom and riser leak detection
A hotel stacks its bathrooms so the pipework can share risers, the vertical pipe runs that serve every floor. That saves space when the building goes up and hides the source when something leaks: water from a fourth-floor shower can appear on a second-floor ceiling.
What you tend to notice
- A ceiling stain or drip in the room below, often only when the room above is in use
- Soft or lifting flooring around a shower tray or bath
- A musty smell in a room that housekeeping keeps flagging
- Damp on the wall behind a WC or basin
How it is found
Moisture mapping tells us how far the water has travelled. Thermal imaging and dye tests on showers, baths and overflows show which fitting is at fault, and a borescope camera confirms it through a small hole before any tiling comes off. Where the fault is on the pipework itself, each circuit is pressure tested in turn.

Pipework repairs can be quoted and carried out. Shower trays, seals and tiling are for your fitter, with our findings and photographs to work from.

Hotel heating and hot water leak detection
A boiler that keeps losing pressure, a hot-water cylinder (calorifier) that never gets hot enough, radiators that need bleeding every week: heating leaks in a hotel are usually somewhere along hundreds of metres of pipe under floors and behind guest-room walls.
What you tend to notice
- The boiler or pressurisation unit needs topping up more often than it used to
- Warm patches on a floor, or a cold radiator at the end of a run
- Damp under a corridor carpet with no bathroom nearby
How it is found
Thermal imaging picks out the hot flow and return pipes through finished surfaces. Tracer gas in the heating circuit escapes at the leak and is detected at the surface, and pressure testing confirms which circuit is losing water. Acoustic listening and moisture readings settle the exact spot.
Repairs
Heating pipework leaks can be quoted and repaired. The domestic "no find, no fee" guarantee does not cover heating systems or commercial premises; hotel work is quoted.

The incoming main, the booster set and the runs out to outbuildings, garden taps and car parks are the pipes nobody sees. A leak here shows as a bill, a pump that runs too much, or pressure that collapses the moment the pump stops.
What you tend to notice
- A water bill or meter reading that has climbed with no change in occupancy
- The booster pump cycling on and off overnight
- Green, lush or sunken patches in the grounds, or water surfacing on a path
How it is found
Acoustic ground microphones and leak-noise correlation locate leaks on pressurised pipe over long distances. Tracer gas is used where the pipe is deep or the ground is noisy, and a trace wire maps the route of a plastic pipe so the excavation goes in the right place.
Repairs
Water main and supply pipe repairs can be quoted and done on the day, including excavation, replacement and backfilling, with a pressure retest before we leave.

Hotel swimming pool and spa leak detection
A pool that needs topping up every day is losing water somewhere: the shell, the balance tank, the skimmers and lights, or the filtration pipework in the plant room and under the surround.
What you tend to notice
- Daily top-ups or a falling level that outpaces evaporation
- Chemical use climbing to keep the balance right
- Wet floors or damp walls in the pool plant room
How it is found
Each filtration line is isolated and pressure tested. Dye testing shows leaks in the shell at fittings and cracks, tracer gas finds leaks in buried pipework, and an ADI engineer dives the pool where the shell needs inspecting up close. ADI is a SPATA-approved contractor.
Repairs
Pool pipework and fitting repairs can be quoted. A bucket test (a bucket of pool water on the steps, levels marked, 24 hours) tells you whether the loss is more than evaporation before you call.

Flat roofs over bedroom wings, parapets, rooflights and plant screens all let water in as they age. The stain appears two rooms away from the defect, after the rain has stopped.
What you tend to notice
- Top-floor ceiling stains that grow after heavy rain
- Damp on the inside of an external wall below a parapet or gutter
- Blistered or ponding areas on a flat roof
How it is found
Moisture mapping and thermal imaging inside show where the water is arriving. On the roof, a thermal-imaging drone surveys the surface without scaffolding, and tracer gas, smoke testing or an electronic membrane tester pinpoints the defect.
Repairs
ADI locates roof and structural leaks and reports them with photographs. Repairs to roofs and building fabric are for a roofing contractor.

Hotel drainage surveys, kitchen and laundry leaks
Commercial kitchens and laundries have floor gullies, grease traps, appliance connections and hot-water runs under a screed, all working hard every day.
What you tend to notice
- Water at the base of a kitchen wall or wet coving
- A gully or floor drain that never dries, or smells
- Damp in the room below a kitchen or laundry
How it is found
A drain camera survey shows cracks, displaced joints and blockages inside the pipe. Dye tests trace water from a suspect appliance or gully, and acoustic listening follows buried hot-water lines.
Repairs
Drainage repairs can be quoted. Appliance faults are reported for your kitchen contractor.
